Rock Spring Real Estate Solutions is more creative and flexible than traditional public real estate companies and local brokerage firms because we provide total transparency and a variety of client-aligned compensation options. 

You have the option to separate your space needs analysis from the traditional broker compensation model, offering an option where advisory fees are not tied to your rent or purchase spend.  This ensures complete transparency and eliminates any actual or perceived conflicts of interest.

We succeed when you succeed. That’s why we offer transparent pricing and ensure our compensation aligns with your priorities and the value we provide. Your best interests always come first.

Option 1: Strategic Consulting

This option would be similar to an in-house, fractional real estate team (great for real estate strategy, needs analysis, operations alignment, and project or portfolio specific work not necessarily tied to a transaction).

  • Fee Structure: A monthly retainer fee based on the scope and time commitment of the engagement. If a commission is earned and paid from a resulting transaction, our client will receive up to 50% of any commission received.
  • Ideal for: Workplace strategy alignment, space needs analysis, location strategy/studies, labor analytics, and budget alignment with revenue and other expenses as related to future transaction planning or portfolio work.
  • Includes: Expert market research, space criteria development, and portfolio strategy, full transaction execution and support as well as: collaboration with architects, project managers, and legal teams.

 

Option 2: Traditional Tenant Representation & Advisory Services

No retainer or upfront compensation. We are compensated upon the completion of a transaction. Under this traditional tenant representation model, we, as the real estate advisor, act as a broker and are compensated by the landlord or seller in most situations. In the unusual event that a landlord or seller is not willing to pay RSRES as a co-broker, we will notify you before touring and discuss the payment of a market fee.

  • Fee Structure: RSRES seeks standard market commissions from landlords, sellers, or sublandlords.
  • Brokerage commissions are almost always paid by the landlord for tenant representation brokerage in leases, renewals, and subleases in the DC/MD/VA region (ranging from 4-5.5% currently in the DMV).
  • In a building or site purchase, standard market commissions are 3-4% of the sales price.
  • We will always be completely transparent with how much an owner is marketing for commissions.

 

Under this model, there is no consulting fee associated with the initial deliverables unless a specific third-party consultant needs to be engaged as part of the process.  For example, the need for behavior science workplace expertise, architect level design, or a conceptual design prior to test-fits.

 

Option 3:  Hybrid Structure

This option offers maximum flexibility, allowing RSRES to first consult on your real estate strategy and needs analysis, after which you can determine how and if you’d like to proceed with future transaction work and/or additional services.

  • Phase I: Strategic Consulting: Ideal for determining real estate strategy, needs analysis, and operations alignment or project-based analysis and real estate solutioning to get to know our team and the depth of our capabilities.
  • Includes: Expert market research, space criteria development, portfolio strategy, and/or workplace concept strategy as well as: collaboration with architects, project managers, and legal teams to determine the best path forward prior to engaging the market for real estate requirements.
  • Phase II: Your choice on how to proceed either with Traditional Brokerage or Ongoing Consulting Advisory Services. If you decide to proceed with us for a lease or purchase transaction, you may choose the compensation model that works best for your organization. 

 

Benefits of the Hybrid Structure Option:

    • Aligns incentives with client savings and favorable deal terms.
    • Ensures unbiased advisory services while offering financial upside to our clients.
    • Under either model for Phase II, a portion of the initial Strategic Consulting Fee paid will be credited back to you if a commission is earned and paid.   
    • Most beneficial for organizations and non-profits that require transaction planning, board approval or buy-in and decision support early in the process.
